Booking Terms

The property is offered for self-catering holidays on a weekly basis, usually Friday to Friday (4.30pm on the date of arrival to 10am on the date of departure). Please give us a call if you wish to arrive earlier and we will see what we can do.

A deposit of £100 is required for each week to confirm the booking. Provisional bookings will be held for a maximum of 7 days only. Please note that, once a booking has been confirmed, you are liable for the whole cost of the holiday. The balance is due at least eight weeks prior to the start of your holiday. Failure to pay the balance amounts to cancellation and we are entitled to re-let your accommodation.

If you wish to cancel your holiday, please let us know immediately and we will try to re-let the property. The sooner you let us know the sooner we can try to re-let the property for you. The deposit is non-refundable. If we cannot re-let then prompt payment of the final balance of hire will be due. You may wish to take out travel insurance which provides for cancellation cover.

In the unlikely event that we have to cancel your booking we will try to offer you alternative accommodation. If suitable accommodation is not available (or acceptable to you) then we will refund any money already paid by you and confirm that you will not be liable for any further payments.

We try to ensure the accuracy of all the information supplied and that the details of the property are correct. These are all given in good faith.

The number of people occupying the property must not exceed the number specified when booking unless agreed by arrangement.

Cleaning

The property is cleaned thoroughly between each holiday. Please leave the cottage in the condition you find it as there is only a limited period of time available to clean it. Please ensure you empty the kitchen bin before your departure and use the appropriate recycling bins throughout your stay.

Smoking

The inside of the cottage and the immediate vicinity is a no smoking environment.

Children

Granite Cottage is a great place for families – check out our Things To Do section to find out how to keep the whole family busy throughout your stay.

Please be advised, children must be supervised by an appropriate and responsible adult at all times.

Dogs

Dogs are always welcome at Granite Cottage, but we will add a small charge of £25 for additional cleaning.

Your dog needs to be clean and dry before entering the cottage and we ask you to not allow your dog onto the furniture or into the bedrooms. We don’t provide a dog basket, so please bring your own.

Please ensure you always clear up after your dog, including when using the garden. Dogs may not be left unattended in the cottage.

Liability and Responsibility

Neither the owners can be held responsible or accept any liability for loss, damage or injury sustained whilst you or any members of your party are at Granite Cottage.

Accidents sometimes happen but we ask that damages, loss or major breakages are notified to us immediately. We reserve the right to charge for any damage, loss or breakages. If the damage is discovered after you depart you will be notified in writing as soon as is reasonably practicable. We also reserve the right to charge if we are unable to re-let the accommodation as a consequence of the damage.

Access

There may be an occasion where we need access to the property at any reasonable time. This would normally be with your prior permission, unless there is an emergency, when we reserve the right to immediate access.

Exclusion of the Rent Act

The contract is a holiday let only for holiday purposes and is therefore not an assured tenancy in terms of Housing (Scotland) Act 1988.
